Marketing to the Public

Prior to actually listing your home, we let your neighbors and the driving public know your home is going to be available by placing a "Coming Soon" sign in the yard. As potential buyers drive through the neighborhood where they want to live, they make note of the houses they like and call the number from the sign or alert their agent your home is going to be available.. This is also one of the reasons, your exterior appearance must be attractive.
2. One of the first things we do is advertise your homes availability to your friends and to your neighbors. This is normally done with brochures and/or emailings. It is important those who know you or know your community be aware of your homes. Studies have shown that a significant numberof potential buyers learn about an available home from someone n the homes neighborhood.
3. Numerous studies have shown over 80% of home buyers begin their search on the internet. For this reason, we maximize the internet exposure of your home. In addition to the MLS listing, realtrac.com, The Keller Williams Listing Service and our websites, we also list your property on numerous real estate search websites. The box on the right indicates some of those sites. One of the websites most often appearing on any home web search is Craigslist for Nashville. We pay special attention to Craigslist and update your listing regularly.
4. Because potential buyers look to the internet for their next home, we create a unique website exclusively for your home. This website is advertised on the yard sign, in all advertising and in all specialized mailings, brochures and communications with prospective buyers.
5. Open Houses offer an oppoptunity for the public to see your property without scheduling a showing through their agents. One of the first open houses we will do is a neighborhood open house to let your neighbors know your home is available. The results are mixed on the effectiveness of open houses. We will discuss an open house schedule.
6. The Keller William's office has a steady flow of potential buyers. Those who are potential buyers for your home will get the first opportunity to see your home.
7. We take 30+ pictures of your property to show both the public and the brokerage community the best features of your home. We also create at least 3 virtual tours of your home in addition to the photos. These are displayed in the MLS listing, on our website and whenever your home is displayed.
Marketing to the Brokerage Community
1. Your home will be listed in the MLS available to all real estate agents.
2. We have a cooperating agreement with 300+ real estate agents throughout Middle Tennessee. We have agreed to display our listings on each other's websites. This exposes your home to an even wider range of real estate professionals and their buyers.
3. We regularly send email brochures and posters of our listing to the brokerage community. Our job is to make your home attractive to our buyers as well as the buyer prospects of the rest of the real estate community.
4. We hold Agent Open Houses and host agent caravans.
